Spike proves Angel a loser & helps Buffy throw Angel out (AH)

Hi again,
Another fiction I'm looking for is all human. Buffy's in a bad relationship with Angel, who's either her husband or long-term live-in boyfriend (think he cheats on her, definitely doesn't pay enough attention to her). Spike is in town buying up properties beating out Angel & his firm. Buffy gets involved with Spike who helps throw Angel out of her home eventually. I think there is a scene where Angel & Buffy go to dinner w/ his prim boss & wife. At the restaurant, Spike tells Buffy to excuse herself and they makeout under stairs or in bathroom hallway. Hope I'm not mixing stories together. Does anyone remember the title & author of this fiction?

I love More Than Strangers, but it is not the story I was searching for. Although similar in concept, I don't think it was as long as Sadbhyl's story, still lengthy but not over 100k in words; maybe more between 50k to 70k in word count.

Addie Logan keeps popping into my head whenever I think about this fiction. Not sure if it is because she is the author, similar writing style, or because I read this fiction back when I read alot of her stories.
