Buffy, Willow, and Xander buy an old house together to restore and live in but its haunted by Spike

I'm pretty sure this story is an all human fic. I remember that Buffy, Xander, and Willow purchase a large, old house that is falling apart. They plan on restoring it together and living there. Buffy arrives before the other two but Xander and Willow show up not long after. The house is haunted by ghosts. I can't remember all of them but I know one is Spike who was murdered there and I think another is Ethan. Maybe Tara or Dru? Spike may have been murdered by Angelus but I can't remember. I remember that at some point Buffy can actually feel Spike even though he's a ghost and they're intimate.
