Sunnydale survived or gets rebuild

I am looking for stories where Sunnydale wasn't destroyed during the fight with the First and the gangs stays there. Or gets rebuild immediately after.
It would be great if Spikes survived, but he definitely has to be resurrected of some sort either as a human or a vampire I don't care.
Hope you can recommend some good ones (given that that there are any )

Clem has rebuild by Clem. It's only part of the story, not the main focus. But a good read, only 7 chapters. That's the one I remember best because it's a new one. Should I remember more I'll post them.

*edit* There was a story where Sunnydale got rebuild in heaven. I guess it was only at the end, can't remember more and I'm not sure it fits your description. But in case it does - maybe someone remembers.

Isn't there another story (and correct me if I'm wrong) that Buffy goes back to Sunnydale to see that it is somewhat rebuilt but she meets Clem and his wife, but also finds a Spike who can barely remember her. I would try to remember but I have to leave.

I know that there were shadows trying to kill Clems boy and Buffy and Spike go to save him. But Spike does it because of Clem he still can't remember Buffy or something like that. Great story, but filled with angst.
