future fic Spike lives in a houseboat or a beach house, possible amnesia

I'm looking for this fic I read a while ago where Spike lived in a houseboat or it might have been a beach house. It was post-Chosen, maybe followed what happened on Angel. I think at one point Buffy is looking at pictures of Dawn (and Dawn's family, I think) and thinking about how Dawn had grown up to be the real beauty in the family. Can't remember much else, sorry. I'd be very grateful for the help. Thanks!

Was it that Spike lived in an apartment next to the beach in So Cal and Buffy saw a picture oof him, recognized him, and decided to move next door to him to figure out what was going on and see if she could develop a relationship with him again -- even though Spike had complete amnesia and was human - a writer I think. Was it that story?

This is not the story I described above (I'm still searching for that one) but it also fits some of your criteria.
