Spike's mom opens a tea-shop near the magic-box, Buffy and Giles are jealous

hi,
i'm looking for a story for a few months now and can't find it!
Spike's mother cast a spell on herself to stop aging so she can ask Spike to forgive her for the way she talked to him when he was turned.
she cant tell anyone who she really is.
she opens a tea-shop near the magic box, to get close to Spike.
Buffy and Giles gets jealous when Spike and his mother (I think her name was Anne) become friends cause they think they fell in love.
there is a lot of talk about scones in this story
